The cost of a home in Yakima is on the rise.
According to Cory Bemis, owner of Yakima’s John L. Scott Real Estate the median home sales price for 2025 was $367,000, marking a 3.38% increase from 2024’s median of $355,000, and a 7.94% rise compared to 2023’s $340,000. He says the steady growth highlights the continued strength of the local housing market.
A LOT OF NEW HOMES SOLD AT THE END OF LAST YEAR
Bemis says December 2025 saw a notable surge in home sales, with 149 properties sold—representing a 22.1% increase from December 2024’s 122 sales, and a 35.5% jump from December 2023’s 110 sales. Overall, 2025 recorded a total of 1,910 homes sold, an 11.5% increase from last year’s 1,713 sales, and a 17.3% rise from 2023’s 1,628 transactions.

MORTGAGE RATES IMPROVING
Mortgage rates remain favorable, with the average 30-year fixed-rate mortgage sitting at 6.19% as of January 5th, according to MortgageNewsDaily.com. This is a slight decrease of 0.08% from December’s 6.27%, and a significant drop of 0.91% from January 2024’s 7.10%.
A PROMISING 2026 FOR NEW HOMEOWNERS
Bemis says the new year is off to a promising start, with mortgage interest rates nearly 1% lower than a year ago and a substantial increase in housing inventory. Currently, there are 568 homes for sale in Yakima—up from 450 at the end of 2024—an 21.3% increase that provides buyers with more options than they’ve had in recent years.

Bemis adds with 11% more homes sold in 2025 and a 22% increase in December sales, it’s clear that buyers are re-engaging in the market. Despite higher median prices compared to two years ago, the lower interest rates and increased inventory make now one of the most favorable times for buyers in the past three years. The Yakima market remains a “buyer’s market,” with less than four months of inventory available, giving buyers leverage to negotiate better terms—such as repair credits, closing cost assistance, or other concessions.
